Bremen Lofts
Bremen Lofts is the rehabilitation of three buildings into 17 condominiums and one commercial space in the historic Over-the-Rhine neighborhood of Cincinnati, Ohio. Prior to this project, the buildings were vacant, dilapidated shells in Cincinnati's most economically depressed neighborhood.
Collaborating with developer / builder The Model Group, we contrasted the robust character of the historic brick masonry buildings by inserting new living spaces of contemporary design to create dynamic places. Small and narrow floor plates, existing wall locations, wall openings, building stairs and window configurations resulted in restrictive conditions. To resolve these challenges, while allowing the historic architecture to show through, we utilized curved and angled walls, partial height walls, interior translucent panels, spiral stairs, built-in shelving units as area separators and other architectural devices.
glaserworks created unit designs that allowed The Model Group's Project Manager, Rob Bennett, to creatively detail architectural features such as stair railings, millwork, finishes & fixtures, and the occasional unique feature that gives each unit its distinct character.
The result was that we helped The Model Group create marketable condominiums in a challenging neighborhood for an untested market. At the close of construction, 12 of the 17 units had been sold, well exceeding expectations.
